Questions people ask us before the first call

Can I get a Spanish mortgage as a non-resident, including after Brexit?

Yes. Spanish banks lend to non-residents from the UK, Germany and other countries. The conditions differ from those offered to residents, which is exactly why we work with several banks and negotiate on your behalf to reach the maximum financing available for your profile.

How much can I borrow?

It depends on your income, your existing commitments and the property. We do not promise a number before we have looked at your case. What we do promise is that we will present your file to the banks that lend the most to non-residents and come back with the best offer we can obtain.

Does it work if I want to rent the property out?

Yes. Banks finance non-resident purchases for investment and holiday lets as well. Tell us what you have in mind and we will present your case to the lenders that suit it.

What will you need from me?

For the first call, nothing. Once you decide to go ahead we ask for the usual documents: passport, proof of income, bank statements and a credit report from your country. We tell you exactly what each bank wants and help you get it translated where needed.

Do I need an NIE number and a Spanish bank account?

Yes, both are required to buy a property and take out a mortgage in Spain. We guide you through obtaining the NIE and opening the account, and coordinate it with the bank that finances you.

How long does the whole process take?

Once we have your complete file, a bank offer usually takes a few weeks. The full purchase, from reservation to the notary, is typically two to three months. Sorting the financing first is the single best way to shorten it.

What does it cost?

The assessment and the search for financing are free. Our fee is only due when your mortgage is signed, and we tell you the amount in writing before you commit to anything. The bank charges its own costs, such as the valuation, which we explain in advance.
